HOW DOES THE INSPECTION PROCESS WORK?
The process starts when you initially call to schedule an inspection. We will go over information such as the price and additions, dates and times that work best for you, and get the contact information for you and your realtor. The initial checklist is a pre-inspection agreement and the payment type. Once the day comes we will do the inspection and then go over the findings and explain them to you. Within 24 hours you will have your report back and the rest is up to you and your realtor.
HOW TO READ THE REPORT?
During the inspection, we will go over the findings and what you might see in the report. The report is broken down into categories so it is easy for you to read. The findings are also broken down into three different parts cosmetic (broken tile, chipped paint), maintenance (loose fixtures, missing covers), and safety hazards (gas vent missing, plumbing blockage). If you do not understand something in the report you can always call or email and we will explain it to you!
WHAT DOES AN INSPECTION LOOK FOR?
The purpose of an inspection is to find possible issues with the home or structure that an untrained person would not be able to typically see. We look at everything from the roof to the foundation. With that said, an inspection is done visually. This means we can not see behind walls or under the floor. An inspection is not technically exhaustive. Inspections are important so you know what you are buying and what may need to be fixed or replaced.
